If Punching Your Ticket, Make Sure It’s a First Class Ticket!

If you’ve attended my boot-camps or heard me speak, you know I’m not a “get rich quick”, rah-rah, wham-bam thank-you-ma’am kinda guy. I’m about changing lives. I’m about making things better for you, for your families, for the charities you and I hold near and dear to our hearts, and I’m about helping you achieve ultimate happiness by giving you the freedom to pursue and live your dreams. I’ve said it a million times (and I’ll say it a million more) – I’M IN THE HELPING-PEOPLE BUSINESS.

This blog entry isn’t for the people I’ve already helped (not that they can’t read this, too). This is for the people who haven’t let me help them. This blog entry is for the doubters. This blog entry is for the skeptics, or maybe for the folks that have been burned in the past and have trouble trusting another pretty face (well, my face is “not ugly”, can we agree on that?) telling stories and getting everyone excited.

First, it’s OK. The most successful of my students and partners all started off the same way with similar worries and concerns. It’s OK …it tells me you have a brain. But at some point, you need to stop listening to the brain, and start hearing what your heart and your gut are saying …and in this case, they’re saying, “GO FOR IT!”

Last week I took that 20-hour flight to Australia (give or take 2 hours) and about 9-hours in, some poor guy had some sort of attack and needed immediate medical attention and it was touch and go and SCARY AS HELL! Not just because everyone on board felt panic rush over us, but because there but for the grace of God, go I.

I say it all the time, and I mean it. Get busy living, or get busy dying. Seeing it play out five rows in front of me at 20,000 feet in the air made it hit home all the more.

Truth is, tragedy can strike any one of us at any time and if you or I are the next in line for that stroke of bad luck, what will go through our minds when the unthinkable happens?

Most of us at one point or another in our lives did something crazy. Most of us did something outside of our comfort zone. Maybe we asked the prettiest girl in school for a date. And then maybe later, we stole a kiss and the rest is history. Maybe we left a job and changed careers. Something. Tell me you’ve done something crazy at some point? Sang karaoke? Walked across hot coals barefoot? Ate fruit cake?

Can I convince you to do just one more crazy thing? And what if I told you what seems crazy now (buying a ticket and coming to a seminar NOW …or hopping a flight to San Antonio to see me speak about delegating 100% of your work and making more money than ever) …what if I told you what seems crazy isn’t really crazy at all?

Trust me. It’s not crazy. What’s crazy is spending one more moment overthinking things. What’s crazy is not living your dreams and helping people and being happy. What’s crazy is sitting on an airplane bound for Australia with everything touch and go and having regrets. Mark Twain said, “Twenty years from now you will be more disappointed by the things that you didn’t do than by the ones you did do. So throw off the bowlines. Sail away from the safe harbor. Catch the trade winds in your sails. Explore. Dream. Discover.”

I know I can’t recreate what happened on the airliner last week, but PLEASE … don’t delay what your heart and gut are telling you to do. Do it. Do it now. And let me help.

In a few weeks, your local radio stations are going to start playing music about a jolly fat man in a red suit (and no, the music is not about the 1989 version of me …even though my red suit was pretty “fly” …that’s how we talked in 1989). With that festive holiday music will come the bell ringing outside just about every store you visit, and you’ll pass that little red kettle over and over and over again.

If you’re like me, you wish you could throw some money in the kettle every time you pass by. But, after the first few times and after having put every bit of loose change  you have into them, you have to nod and smile and walk on past. I don’t know about you, but I always wish I could put a hundred dollar bill in the kettle every single time. And I wish I could buy 500 turkeys for the shelter, and that I could fill a large SUV with new toys and drop them off at a church giving toys to needy families.

Oh, that’s right …I can. And you can, too.

If you’ve already taken one of my courses, or signed-up but haven’t attended, or maybe you just need a kick in the A$$ and a refresher, I’m here for you. Last month in Florida we sold a home as a result of one of my perfectly executed home-selling events. Remember …it was the event that stopped traffic and forced the neighbors to call the cops? For the record, we did nothing illegal. And, also for the record …we helped.

Just Another Day at the Office

You know it’s a great party when somebody calls the cops, right? When someone calls the cops, it usually means the music’s too loud, there’s somebody passed out on the neighbors lawn, and the kangaroo is blocking traffic.

Unlike a crazy out of control party, my weekend home-selling events are actually very well-controlled. That’s why this cop was pretty great, very understanding, and didn’t arrest anyone or write any tickets.

The whole point of showing you this is so the doubters can stop saying, “oh, right, I’ll believe it when I see it.” And also, because it shows the power of my full-on blitz marketing and how I sell homes when nobody else can. My system works. My lessons are sound. My students make money.

No kangaroos were harmed in the selling of this home.

How would you like to say you are neighbors with Julia Roberts and Ben Stiller? Or, would you like to say you have a property in Waikiki that will make someone neighbors with those two A-listers? I don’t know about you, but however you can work the names Julia Roberts and Ben Stiller into a sentence, I think you’re on the right track.

SELLER-CALL: Brad’s Story

There’s a pool inside the house. There’s a tennis court inside the house. Bowling alleys. Multiple kitchen areas. $40-million was spent to build this house. It was listed at $37-million for a year. Then $17-million for another year. But student Brad understands waiting and how important waiting can be in getting the owner to sell.

Drum roll …Brad waited long enough that the asking price dropped to $9-million and some change. The seller grew frustrated and in waiting, Brad got the owner to go even further and he told us for $8-million, he’d walk away and never look back.

Needless to say, we jumped at the opportunity …finally.

Brad is a hero – both to the owner and to LHG. We will tap into our funds and this was a rare opportunity we could offer to our students, affiliates, and partners to add equity to our fund and be a part of this deal. In order to secure a deal and write a contract, we needed $250,000 and people jumped at the chance.

The moral of the story – wait. Be patient. I think I say “be patient” more than any other phrase while marching towards killer deals. We waited just long enough. In fact, another former student had this property but he got tired of waiting and that’s when Brad stepped in. And it didn’t happen overnight for Brad either …he waited even longer.

The lesson is not just about patience, come to think of it. The second thing to learn is to keep your activity high. Go back and revisit the basics and the initial steps and revisit them often. Make sure you aren’t busy making yourself busy just being busy. Make sure you are delegating. Make sure you are following the steps. Make sure you understand this is a highly sophisticated, repeatable process but don’t forget to repeat it – again and again. It’s not enough to have your sites set on a single $40-million home you hope will drop to $10-million. It’s better to find yourself ten $40-million homes and wait, while also finding $20-million properties and $10-million dollar properties.

Be patient. Know you’ll have to learn to love the waiting game. Keep searching. See you on the next seller-call.

A Perfect Weekend

The good news …the waterfront Orlando home we SOLD this past weekend is amazing and is part of a private, exclusive community – the neighbors care deeply about the beauty and safety of their neighborhood.

The bad news …when we host one of our huge sales events with balloons, signs, artwork, exotic cars, caterers, Dixieland bands, fireworks, and charities, it causes quite a stir in this sort of neighborhood and with the Homeowners Association.

NOTE: There weren’t any fireworks, nor was there a Dixieland band. No balloons were hurt at any time during this event.

But, there was over 100 people on the first day walking through the house and making offers, and there were nearly 200 people on the second day!! Holy jumpin Jehollapoppers! (look it up)

There was some shouting and scolding coming our way from the 5 members of the Homeowners association, and Megan (another star student) sent them my way. I think I diffused the situation and despite the fact nobody on the association wanted us there, I think we’re nearly ready to introduce to them the home’s new owner and the newest member of their beautiful neighborhood. Hopefully, if we ever find ourselves back there on Bay Point Drive, our new friend(s) will remember I am only ever focused on helping, helping, helping. I helped a frustrated owner find a buyer. I helped a buyer find a beautiful neighborhood with an active, caring Homeowners Association. I helped Megan along her road to financial freedom. I helped Habitat for Humanity (more on that tomorrow).

It’s a beautiful thing. Trust in the system. Trust in the lessons I teach. I know it’s tough at first because it’s so different and so often we hear the voices of our detractors telling us, if it’s different, it must be wrong. It must be a scam. It can’t possibly work like that.

It can. It does. It will for you. I can’t wait to tell your story here on the blog someday soon.

SELLER-CALL: Pop Quiz

Pop-quiz! Marty owns a Houston area home he believes is the best home ever built by anyone (thanks to Howard for bringing us this deal). It’s listed for $11-million+. He’ll take $7.5-million cash. But even when he listed it, he’d only show it to 3 or 4 people because he feels his house can’t just be sold to anyone. He won’t negotiate the price with a buyer and he thought he was pretty slick in re-listing it at $10.9-million. Wow …what a great pricing trick (sarcasm).

Marty: “Once anyone sees the house, they fall in love.”

Really? Seems like an irresistible home should be sold by now, right?

Don’t worry, I’m getting to the pop-quiz.

Marty says comps are anywhere from $11-milliion to $15-million. He’s going by his gut-feeling on that.

Marty tells us stories about how he sold a building and bought a home back in 1984.

Non-important.

Q: What kind of owner is Marty?

a. The Desperate Owner
b. The Arrogant Owner
c. The Aloof Owner

A: Marty is what’s known as The Arrogant Owner.

The Arrogant Owner is the person that won’t admit mistakes or admit desperation to sell. The Arrogant Owner believes he doesn’t need you, or an agent, and the sheer amazingness is enough to sell the house and the only reason it hasn’t sold is because other people just aren’t smart enough to see how happy this home will make them.

Let’s face it …everyone selling a home, be it your standard suburban home or your multi-millionaire luxury home owner, isn’t selling just because selling a home is something that sounds fun to do. Selling a home is not like collecting, trading and selling baseball cards. Selling a home is not like having a garage sale and hoping someone buys your ugly lamp.

Nobody will tell you their baby is ugly.

Marco: “It all comes down to, if we write you a check for $7.5-million, no matter how beautiful and amazing the house is, and I can see how much love and attention you put into this house – I can see that. We have to know that after closing costs, marketing costs, and the investment we make in order sell a home, we need to make sure we can still get a fair price and we can make money at the end of the day. It has to make sense. Give me 2 or 3 days to work with these numbers and make sure we can make you some money on the deal.”

Again, my focus (our focus) is on “helping” Marty. When we help Marty, we’ll help ourselves. We’ll help our charity.

SELLER CALL: It’s a Systematic System

There’s a reason Seller-Calls can sometimes last as long as 2-hours. Not because I love to hear myself talk through a tinny laptop speaker and see the lack of synchronization between my mouth movements and my words, and it’s not because I like to see myself as an old Japanese kung-fu movie with English dubbed in.

Like everything in this luxury property world, things take time. I don’t preach patience over and over again just because I like to see you suffer. I’m a nice guy (as long as you don’t ask my ex’). I wouldn’t do that. I want to see you with tears in your eyes and perma-grins because you can’t believe how your life will change with big, fat pockets. It won’t happen overnight, but it will happen.

We finally talked with a seller who was listing for $1.8-million and previously we’d gotten him to $1.4-million. We explained to our seller how we could buy it from our private funds, but we explained in order to do that, we’d need just a bit more help on price to protect ourselves, have money for marketing, and have money for the charity.

This property was in the Phoenix area.

So what did we do? We actually said we’d give him $1.45-million …yes, an extra $50,000. We went onto explain that we’d offer the $1.45-million but we’d need 90-days to put our marketing plan together. Deep down, I felt with proper marketing we could get well over $1.5-million, we just needed him to commit to the $1.45-million price point. And realistically, if we hit even the $1.825-million, based on all the marketing we do, the staging, the closing costs, and the resources we commit to the project, there wasn’t much margin for error here.

For this particular owner, the biggest sell was selling him on our process. I needed him to understand what LHG does and how we sell homes. This is not uncommon with sellers. As a general rule, most of us have come to understand the real-estate-agent, home-seller, home-buyer relationship and process. Traditionally, you have a home, you want to sell a home, you have a real estate agent come in and tell you what you can sell it for, you pound a sign in the lawn, and you wait. We all hope to make something in the area of 5% or 9% per year over what we bought the house for, and scrape away a few bucks as a down payment on wherever we’re moving. In the luxury home world, and how we sell homes, we’re not helping people get their little nest egg. We’re helping them move a home because of some unique situation. Sometimes the emotion we uncover is desperation. Sometimes the emotion is nothing more than annoyance, meaning a very wealthy person has a very big and expensive home that never gets used, and they just need it sold. For them, unloading their luxury property is no more significant than the old computer parts and gently used blender you might sell at your neighborhood garage sale.

This is key. Key for our sellers to understand, and it’s key for my students. For the non-rich, it’s often hard to understand there’s a different way to sell something we’ve become accustomed to seeing being sold a certain way.

In the end, we won because we got our seller to understand and trust in the process, and to trust we’re focused on helping him sell his home. Nothing more. No tricks. No magic. Just common sense and different way than most people are used to.

Don’t be afraid of the unknown, the strange, or the things in life that are different. Sometimes different can be new, and new can be good.
