Real Estate. Those two words create images of wealth in the minds of most people, and I suspect in your mind too. You already know that more wealth has been created with real estate than with any other investment – more millionaires – more multi millionaires – and even billionaires. But knowing what to invest in isn’t of much use unless you know how to invest. But… Who wants to deal with tenants for 5 to 8 years?Now, don’t misunderstand me. This system can work. But it has two cash squeezing drawbacks… The first is competition. The most recent figures I saw indicate that 93% of real estate investors use this system or a variation of it. That means in today’s world anytime a property comes up that’s even close to fitting the “buy, rent and hold” system, everybody and their dog will be competing with you. That’s not how you get the best deal! My wise colleague has another saying… “In real estate, you make money when you buy, not when you sell!”In other words if you buy it right you have built in profit from day one. If you buy it wrong, well you may never make money!
The second drawback to the “buy, rent, & hold” system is, and this is a biggie, the system only works about 25% of the time! Why? Because during most of the real estate cycle, prices are too high relative to rents. And there are only three ways to handle the problem – suffer through years of negative cash flow, or pay a big down payment, or don’t invest. Yuck! Not much of a choice! Any one of those three choices could destroy your wealth creation plans forever! What’s the alternative?
